They may be in denial as is the case sometimes with those in pre-foreclosure, or haven't quite gotten around to selling yet as the case with those who we call "tired landlords" or own "vacant properties" but armed with the knowledge of who they are and where they live, thanks to our lead service, investors can contact them and with a "friendly nudge" help them before any other investor even knows they exist!

We prefer working with investors who have “skin” in the game and also some experience in doing deals. If this is your first deal, we may ask for a non-refundable application fee. We literally invest hours doing the initial background work getting things ready to fund and also having a non-refundable application fee deters tire kickers. If and when the funding goes through, the application fee is refunded.


We offer FREE LEADS; essentially we refund your investment for leads when you bring us a deal and we fund it. Here’s how it works.

We sell leads in lots of ten for $100.

You can request a set of ten in any of the following: Absentee Owners, Active Listing, Bored Investor, Cash Buyers, Delinquent Tax Activity, Foreclosures, Free & Clear, High Equity, Long-Term Owner, Low Equity, Potentially Inherited, Pre-Foreclosures, Upside Down, Vacancy, and Zombie Property. These leads are currently priced at 10 for $100.

With whatever category you request, “Foreclosures” for example, additional information may be included such as “Absentee Owner”, “Vacancy”, etc. at no extra cost.

Your leads will be emailed to you in a Word Doc and Excel File that will look like this example for a set of ten "Absentee Owner" list in Milwaukee WI (except it will include the street address and property owner's name):

Note also that these owners are individuals, who are typically easier to work with. If you are interested in other owner types, Business, Financial, Government, or Trust please request it separately. These leads are currently priced at 10 for $150.

Further note that these leads are for Single Family homes, which are the easiest to invest in and get funding. If you are interested in Apartments, Condos, Land, Mobile Homes , Multi-Family (let us know the number  of units desired), or Town homes please request it separately. These leads are currently priced at 10 for $150.

When you purchase these leads you can be assured that they are ‘fresh” as they are created by our AI software with new leads added to our data base daily. This does not mean that these owners are looking to sell or know that they should be looking to sell. We are supplying vital information on “prospects”. The time to speak with owners is before they are looking. It’s up to you to contact them, express and create urgency that they should have and then follow through. We like to first send 3 to 8 weeks of snail mail contact. Then we reach out by phone. We make note of responses and file for a future contact or circular file them. These are your leads and this is valuable information that your competitors do not have. If it takes you a week, a month or 6 months to get this lead under contract, you’ve built a relationship that no other investor will have when the seller is ready. (I recommend attending our Zoom calls where I discuss this further).

When you get a deal under contract, that’s when you contact us about funding. We can’t guarantee that we will fund every deal that you bring to us; it still has to be structured right an a good deal. We suggest that you attend our Zoom calls to see how to structure deals. However, please send us every deal because if it doesn’t fit one lender criteria it will probably work for another; it just takes more time to get things set up. We have more options than most lenders.

We lend nationwide and in all states. Some states are more difficult to lend in and some require larger assets to be able to lend in. There are many variables. That’s our job, we will find the funds.

You can fund your deals anywhere with these information/leads you purchase from us. But we’ll make it so easy and beneficial for you to fund with us that you’ll not want to go anywhere else.

When you purchase a lead that results in a deal under contract and we complete a funding transaction for you, we will refund either the $100 or $150 that you paid for a set of leads.

We will “refund/pay” you $100 (or $150) for any number of deals you bring us that result in a complete funding transaction which resulted from information/leads you purchased. If for example you are able to get 9 out of 10 leads under contract and brought to us that result in completed funding transactions, you’ll get $900 back out of your $100; or $1350 back from your $150. And it doesn’t matter if you’ve had the lead for a week, month or year; you’ll get the refund as long as you bring the deal to us and it results in funding.

EXTRA VALUE SERVICE: We realize that as an investor you will come up with deals outside these leads. As long as you purchased leads within the previous six months, we will refund you the $100 or $150 on ANY DEAL YOU BRING US!

Even though you have purchased leads from us, this does not automatically mean that as a new or inexperienced investor you will have the same lender privileges our seasoned investors enjoy in less points and interest rates. Know however that purchasing leads goes a long way in building a relationship with us which factors into the lending process.
